Communications
The monthly communications charge is made up of 2 elements.
The monthly communications charge is made up of 2 elements.
- A fixed monthly fee for provision of the internal telephone service, and access to the switchboard to make external calls.
The fixed monthly fee for Fixed Line Telephone is currently €6.15 (excl. IVA)
External calls are made by dialling a 0 before the external number, and are charged on a per unit basis. - An optional monthly Internet Access or Usage fee which is currently € 17:50 (excl. IVA)
Condominium Resort Maintenance
This cost heading contains the management and maintenance of the whole resort/condominium of Gramacho. Within this charge are the costs of:
These total annual costs are budgeted and approved by Owners at the AGM Owners are charged monthly on a per bedroom basis (excl. IVA).
This cost heading contains the management and maintenance of the whole resort/condominium of Gramacho. Within this charge are the costs of:
- garbage removal
- maintaining the public spaces including gardens,
- maintenance of the infrastructures (roads, car parks, sewage system, power supply
- Pestana provided TV network
- recovery of the investment to install fibre-optic cabling to every Gramacho property)
- road cleaning
- security and access control
- street lighting and other expenses like legal costs.

Corrective / Technical Maintenance
On each owners’ monthly account statement this section shows what charges relate to maintenance work carried out by Pestana at the owner’s property in the month in question.
Owners may request a quotation for works, which will be supplied in writing, with a sign off required before the work starts.
Alternately owners may request Pestana’s Maintenance department to carry out small jobs without first producing a written quote.
There is a detail sheet attached to the monthly house account spreadsheet for owners to check the cost of each individual job.

You will receive a monthly Invoice from Pestana (generally by email) accompanied by a Statement of Account. The Invoice will have IVA applied at the appropriate rate (currently 23%) and it will have a summary of charges.
The Statement of account will show monthly costs for each item and break the costs down into three categories A,B and C.

Sinking Fund
An annual contribution is collected by Pestana from every owner on a "per bedroom" basis into a fund managed by GROC.
The fund can be utilised for repair, maintenance and improvement of the physical environment, example, repairs of roads that the owners are responsible for, enhancement of security and related matters.
This fund may only be used for investments or charges that are of benefit to the overall Owners population.
Note: IVA does not apply on Sinking Fund contributions
