The utilities to all properties on the Gramacho site are distributed by Pestana as part of a site services package. This includes electricity, gas, mains water, waste water and sewage.
Meters are read at least monthly by Pestana staff and charges, in line with similar complexes on the Algarve, are billed to owners via the monthly accounts prepared for each dwelling unit.
Changes in any tariff are notified to all owners by email and further information is available from the Pestana Infrastructure Department, accessible on the link below.

By day, Gramacho is a working golf complex with particular hazards, not found in town. Wayward golf balls, golf buggies and golfers pre-occupied with events on the course and not the roadway they are walking along, must be watched out and allowed for.
Recognising where you are, taking simple and reasonable precautions is all that should be necessary.

Home Security
The safety and security of residents and visitors to Gramacho is the primary goal of every manager and owners' representative.
Security expenditure represents the single largest item on the Gramacho Owners' Annual Budget and accounts for close on 50% of total expenditure. Gramacho is by any measure a safe place to live and visit.
Every home is fitted with stand alone alarm systems. There is an intruder alarm monitored by the security company (presently DELTA FORCE); a fire/smoke alarm system monitored by Pestana owners’ desk, (out of hours by the Security central, at the main gate,) and in some properties a “Panic” alarm system, in bathrooms. The latter is also monitored as the fire/smoke alarm system above.
Alarm activation will trigger a fast response and visit from the security staff, even if the property is empty.
If the property is unattended they will gain access using a spare key. Having determined the cause of the alarm activation the security personnel will write a short report and leave a copy for the returning owner, and ensure the property is safe, before leaving.

The fibre optic cable carries all forms of telecommunication at much higher speeds than had been the case using the older copper cable.
The fibre optic cable allows higher speed access to the internet for every home on Gramacho. Each home has been fitted with a suitable router capable of both 5G and 2.4G signal outputs.
The 2020 system and its installation cost is being paid for by all owners over a period of several years and the charges are included in the approved annual budget, which is charged to Owners on a per bedroom basis.
Use of the internet services is optional, and is billed monthly via the monthly invoice and statement.

Pestana offer a comprehensive range of property and property related services, including all regular maintenance requirements, repair and new build services.
Villa and Apartment owners may seek alternatives to these on-site solutions, should they so wish.

Painting
All owners are expected to maintain their properties in good physical condition. This includes maintenance and appearance.
The Rules and Regulations document deals with this subject in more detail.
However, in general all properties should be maintained in keeping with the high standards expected at Aldeamento do Gramacho.
The external garden walls of all villas were painted in 2020 by Pestana and costs recovered on a per bedroom charge basis to villa owners. Owners would need to agree in a General Meeting if this is to be repeated in future.
Pestana paint the external facades of all apartment blocks on an agreed regular basis.

All homes on Gramacho have a PT telephone line fitted In the event that you want this line temporarily disconnected, for any reason, this can be done by contacting the Owners’ Desk
If you would like a specific telephone number assigned to your home, instead of your calls being routed through the Pestana switchboard, this can be arranged by the Owners' Desk.
To make an external call (first make sure via the Owners' Desk) that your line is connected to the PT system, and then when making a call, dial 0, followed by the country code for countries other than Portugal, followed by the number (dropping the initial 0 in the city code, as usual).
There are charges for making external calls and these are monitored by Pestana and charged individually on your regular monthly account.
Internal calls do not require any access number, and there is no charge for internal calls to either Gramacho or Vale De Pinta. Simply pick up the telephone and dial the villa or apartment number. If you are unsure of a number call the Owners' Desk (60000) and they will give you the number you require and can connect you if you wish.

This fact must be borne in mind at all times. Particularly when using the roads that access the complex and those that service the residential areas. During the day, when golf is being played, the roads that link the main entrance and the clubhouse car park areas can be very busy, with golf buggies as well as cars. Also you will encounter many golfers walking with trolleys or carrying clubs on several of the roadways. Please show courtesy towards other road users at all times and always adhere to the Maximum speed limit for the site which is 30kph.
Be aware that traffic calming measure are used throughout the Gramacho complex.
The maintenance of the roadways on Gramacho is undertaken jointly by Pestana and, through a contributory sinking fund, by the residential owners. The Gramacho Residential Owners' Committee, (GROC), manages the sinking fund on behalf of the owners.

Each property on the Gramacho complex has the capability to receive a television service provided free of charge by Pestana. This service is somewhat limited in terms of the variety of TV channels available and is similar to that provided in many of the Pestana Hotels in Portugal. The 2020 installation of fibre optic cabling to each home offers the opportunity to buy a variety of TV packages from a selection of local providers. These are all streaming services and suppliers may be accessed via the internet.
