WHAT SERVICES ARE AVAILABLE FROM THE OWNERS DESK?
In addition to postal and package services, the “owners’ desk” or Front Desk ([email protected]) can be helpful with car hire, transfer services, message handling an a source of general knowledge about local amenities and Pestana services.
MY SECURITY ALARM HAS BEEN ACTIVATED. WHAT’S NEXT?
If your property’s security alarm is activated (for whatever reason) if required first try to silence it by entering your alarm security code on the key pad. If the system is connected to the DELTA FORCE central control (regardless of you silencing the alarm) your property will be visited by an on-site security patrol, (COPs) usually within a few minutes.
If your property is vacant at the time of the alarm’s activation, COPS will still visit and record their attendance by leaving a short report for you when you return.
Contact numbers for both COPs and Delta Force may be found under GROC useful information on the one page hand out and on the website (www.gramacho-owners.com) Delta Force information is on both the security key pad and a plaque usually outside the property near entrances.
WHAT HAPPENS IF MY FIRE ALARM IS ACTIVATED?
The panic buttons and fire alarms are connected directly to the Gramacho Reception until 6.00pm after that is connected to the Gramacho Residences Reception.
The Reception upon receiving any emergency alarm, contacts the COPS team on site to check the property if everything is alright, and if necessary, call the Bombeiros.
These alarms are silent ones, being activated by the phone line. If you feel safer you can install your own smoke alarms that will alert you and they can work in conjunction with the Pestana installed alarm.
IS THERE AN OWNERS CARD?
Yes, you can obtain an Owners Card through emailing the Front Office ([email protected]). The card entitles you to 20% off food and beverages in the clubhouses at all the Pestana golf courses. You need to load money onto the card to be able to use it. This can be done in any of the clubhouses. If you become a member of Carvoeiro Golf and Country Club (CGCC) the discount rises to 25% and there is 10% discount in the golf shop.
WHAT ARE THE RUSBBISH COLLECTION ARRANGEMENTS?
There is a contractor who is tasked to pick up garbage daily except Sundays and holidays. Tip for villa owners: ensure the handle of your garbage compartment is fully closed. This indicates that garbage needs to be picked up. After taking your garbage, the contractor leaves the handle 3/4s down and does not stop again unless the handle is fully down. Sometimes the central collection site is unable to accept new garbage and the contractor must delay pickup. He does his best within the local infrastructure system capacity to remove all garbage as quickly as possible.
All owners are reminded that garbage must be in firmly closed bags and put in proper receptacles to help collection and to keep areas tidy.
ARE THERE RECYCLING POINTS? WHAT CAN BE PUT IN RECYCLING?
Glass waste (Green); Paper waste (Blue); Metal and Plastic waste (Yellow) can be placed inside the recycling bins just past the Pestana offices on the road to Sesmarias – just across the road from the 3rd fairway. For large cardboard boxes please flattened them and leave by recycling bins.
If these bins are full, please do not place items at the side, as there are other recycling centres for this waste at Pinta and also at nearby Supermarkets.
For the disposal of Green Waste (garden rubbish mainly), Electronic and Electrical equipment, Bricks and Rubble, items such as SunBeds, Large items of Cardboard, the “Espaço Cerca da Lapa” Waste Disposal Centre is the place to go. They will deal with these items in a regulated manner and in accordance with good environmental practices and current legislation. There are also licensed sites for receiving this waste, located near the municipality of Lagoa. These are the Barlavento Sanitary Landfill and the Ecocentro de Portimão, both run by Algar.
For the large items mentioned: fridges, freezers, furniture, etc: you may contact the Lagoa municipality, via the following contact and schedule the collection of the items: +351 282 380 400. Or you can get in touch with Pestana, via the Owners Desk, and ask them to clear it for you – this will be chargeable on your monthly statement and is equivalent to an hour’s maintenance work (at the moment €25).

Dogs need to be on-leash at all times in common areas. Owners must carry their own plastic bags and they must clean-up after their pets. Carvoeiro Golf and Country Club (CGCC) also have specific rules for dog owners when playing on the course, which can be obtained from the Secretary of CGCC.
IS THERE A NOISE PROTOCOL?
Quiet hours are strictly enforced between 11pm and 8am. Infractions will receive an initial Security (COPS) warning, followed by a call to police (GNR). The noise protocol can be found on the GROC website.
